AREA has employed an investment strategy in resurgent urban neighborhoods in cities such as New York, Los Angeles, and Newark, which we refer to as "Domestic Emerging Markets." The assets AREA invests in typically have constrained cash flows, long-term leases, and/or have experienced under-management. AREA's strategy is to restore value in these assets through careful revitalization, rehabilitation and repositioning, including providing capital for significant structural and quality of life improvements, upgrading retail spaces and enhancing services.
